We accepted an offer $41.5K over asking price! This house was such a fixer upper that every other agent told us we could not accept conventional financing. But the purchaser had conventional financing and worked with his lender to take care of the necessary work orders, at his expense AFTER his loan closed. What’s happening with Bainbridge Island waterfront is completely different from what’s happening with Bremerton fixers or mid-range homes in Silverdale. I track those patterns constantly, because the county-wide averages don’t tell you much about any specific decision. If you want to know what the market looks like for your specific situation, that’s a conversation worth having — the answer is rarely the same twice.

I’ve been investing here since 2018, so the short answer is yes — but with the same caveat I give every investor: the market rewards people who understand the local specifics and punishes people who assume Kitsap works like everywhere else. The military presence, the ferry access, the rental demand from people priced out of King County, and the ongoing population growth all support the fundamentals. The wells, the septics, the older housing stock, and the zoning complexity are real too. Good investing here means underwriting for both.

Online estimates are a starting point, not an answer. They miss condition, upgrades, specific location within a neighborhood, and the micro-market patterns that actually drive what buyers will pay. A comparative market analysis looks at what’s actually sold recently, what’s competing with your home right now, and how those numbers translate to realistic expectations in today’s market. We do this regularly and are happy to walk you through one — the conversation usually takes about 20 minutes and gives you a much clearer picture than any algorithm will.

You don’t have to — but most people who try to go it alone discover pretty quickly that Washington contracts are deadline-driven, inspections require real decisions, and negotiation is more technical than it looks from the outside.
